How to Choose an Independent Mold Inspector
When you have a mold or moisture concern, you need a clear explanation of the conditions and your next steps. Before hiring an inspector, ask how the inspection is scoped, why testing may be useful, and what you will receive afterward.
MOLD Rx provides independent mold inspection and testing throughout the San Francisco Bay Area. We do not perform mold remediation or sell repair work.
See what happens when you request an inspection or call (650) 387-7300 to discuss your concern.
1. Ask what “independent” means
Ask whether the inspector also sells remediation or reconstruction, has a financial interest in repair recommendations, or receives referral compensation. Understanding those relationships helps you evaluate the recommendations. Consider independence alongside experience, inspection methods, and reporting quality.
2. Look for relevant experience and credentials
Ask about experience with buildings, water damage, moisture investigations, and the type of concern at your property. Request the names of certification organizations and verify current credentials directly with them. A credential should support a clear explanation of how the inspector approaches your situation.
3. Expect more than a sample
Ask which areas will be inspected, how moisture conditions will be evaluated, and what access is needed. A useful investigation connects the reported concern with observed building conditions. Clarify limitations, including inaccessible areas and whether destructive investigation is included.
4. Ask why each sample is recommended
Sampling should address a specific question. Ask what air or surface samples can help clarify, which laboratory analyzes them, and how results will be interpreted alongside the inspection findings.
The EPA explains that visible mold often does not require sampling and that no federal airborne mold limits exist for a test to establish compliance with. A laboratory result alone should not be presented as a universal pass-or-fail judgment. Read the EPA’s mold testing guidance.
5. Know what the report will explain
Ask for an example of the reporting format with client information removed. Look for a clear scope, observed conditions, relevant photographs or moisture findings, laboratory results when samples are collected, limitations, and understandable next steps. Ask how you can discuss questions after receiving the report.
6. Compare the full scope and price
Before booking, clarify what the inspection fee covers, whether sampling and laboratory analysis cost extra, and the expected timing. Comparing only the number of samples or the lowest advertised price can miss important differences in the investigation.
